01 — The operator

We don't sell the building and leave.

Build-to-rent means the building is held and operated as rental housing rather than sold off floor by floor. Hommy stays: the leasing, the maintenance, the front desk, the resident app — all of it runs in-house, for the life of the asset.

It means the people who decided how a building works are still here in year ten, answering the door. If something about it does not work, it is ours to fix — not somebody else's to inherit.

Why student housing first

Housing that has to work every single day.

Student accommodation is the hardest version of the job. Residents arrive from overseas with two suitcases and no local support network. The building turns over almost entirely each year. Everything is shared, and everything is used hard.

It is why The Herring is the first building we open. The app, the concierge and the maintenance team were all designed around it from the start, rather than added once the doors were already open.

03 — Resident app

The building, in your pocket.

Every Hommy building runs on a resident app published by Hommy Pty Ltd. It replaces the access card, the maintenance phone call and the noticeboard — and it is how most residents deal with us day to day.

  1. 01 Keyless entry Your phone is the key — to the front door, your floor and your room. No card to lose in week one.
  2. 02 Room controls Lighting, air conditioning and blinds, from the app or the wall. Set once and forget it.
  3. 03 Bookable spaces Study rooms, the media room and communal areas, reserved in advance so they are free when you get there.
  4. 04 Parcels and mail Secure delivery to the building, with a notification when something arrives for you.
  5. 05 Maintenance Report a problem with a photo and track it until it is closed. No chasing, no queue at the desk.
  6. 06 Community Announcements, events and lost property for your building — not a generic feed.

The app is published under Hommy Pty Ltd and is provided to residents of Hommy buildings. It is not a public marketplace and is not sold separately.
